Hi Roy,

have been — Present Perfect: Нэнси только что вернулась из отпуска, результат связан с настоящим («я была в отпуске, поэтому не писала»).
found, rented, hired — Past Simple: цепочка законченных действий в прошлом.
decided — Past Simple («однажды мы решили»).
were walking — Past Continuous: процесс, во время которого кто-то окликнул (called — Past Simple).
turned — Past Simple (короткое действие), was — Past Simple (в придаточном после прошедшего времени: who it was).
hadn't seen — Past Perfect: не видела его до этой встречи, с тех пор как закончили школу.
had finished, had moved — Past Perfect: эти действия произошли раньше встречи (с момента окончания школы он переехал).
had been studying — Past Perfect Continuous: учился в течение лет до получения диплома (for the last five years before …).
got, joined — Past Simple: последовательные события.
has been working — Present Perfect Continuous: for the last two months, работает до сих пор.
invited, met — Past Simple: рассказ о событиях.
were examining, were taking — Past Continuous: одновременные процессы («одни рассматривали, другие фотографировали»).
spent, took — Past Simple: рассказ о событиях отпуска (отпуск уже закончился: «It was beautiful»), а «когда ты приедешь» относится к будущему показу фотографий (I'll show).
